<p>If you live, work or own/manage a building in the Golden Triangle, <img class="alignright size-full wp-image-1186" title="flood-highlight-box" src="http://www.verticallifepgh.com/wp-content/uploads/2010/03/flood-highlight-box.jpg" alt="" width="108" height="60" />you know that as beautiful as the three rivers are, the right combination of precipitation and air temperature can turn them into an uncontrollable force, causing damage to streets, buildings, equipment or worse. Fortunately, some lessons were learned during past floods (1996, 2004) that can help us all prepare for the possibility <span id="more-1185"></span>of a flood event anytime in the next couple of weeks—sooner or later depending on Mother Nature.</p>
<p>Consider this fact –19,000 square miles of land in our region currently have snow and that water needs to go somewhere. Naturally, our rivers can only handle so much, and our ground is already saturated. What can you do now to prepare?</p>
<p><strong>1</strong>. Make sure you stay informed. Sign up for public safety alerts at <a href="http://www.pittsburghpa.gov/publicsafety/signup.htm" onclick="pageTracker._trackPageview('/outgoing/www.pittsburghpa.gov/publicsafety/signup.htm?referer=');">http://www.pittsburghpa.gov/publicsafety/signup.htm</a>.</p>
<p><strong>2.</strong> Assess your location, travel routes, etc. Maps of low-lying and vulnerable areas and businesses/buildings impacted by the 1996 flood can be found here <a href="http://www.pittsburghpa.gov/publicsafety/map.htm" onclick="pageTracker._trackPageview('/outgoing/www.pittsburghpa.gov/publicsafety/map.htm?referer=');">http://www.pittsburghpa.gov/publicsafety/map.htm</a>.</p>
<p><strong>3</strong>. Take an inventory of items in your garage or lower level.</p>
<p><strong>4</strong>. Store important documents (insurance, deeds, ID, etc.) in a waterproof box or container.</p>
<p><strong>5.</strong> Move electronic equipment or other valuables to a higher floor if you can.<br />
<strong>6.</strong> Have a plan to communicate quickly with your building manager and neighbors in the event of an emergency.</p>
<p><strong>7.</strong> Prepare a 72-hour emergency kit—a handy kit to have for any emergency. <p>The new legislation does a few things:</p>
<ul>
<li>extends the $8,000 credit to homes that are under contract by April 30, 2010,</li>
<li>creates a new $6,500 tax credit for owners of existing homes who buy a new principal residence*, and</li>
<li>increases the income eligibility limits for the tax credit from $75,000 to $125,000 for individuals, and from $150,000 to $225,000 for joint filers.<span id="more-645"></span></li>
</ul>
<p>*Notes:</p>
<p>To take advantage of this credit, buyers must have lived in their old house for at least five of the past eight years.</p>
<p>The cost of the home cannot exceed $800,000.</p>

For instance, in under a minute on the PDP mobile Website, someone with a smartphone can search for an Italian restaurant, find out its hours and location, if it has any current happy hour specials, and call to make a reservation.</p>
